Borrowing more than $300,000
It may be possible for your mortgage broker to negotiate a discount off the standard variable interest rate –up to 0.7 per cent for loans at $300,000 and perhaps more for loans of more than $500,000, although this will depend on your general position.
Inner city property
Inner city property is valued for it convenient locations, but it may also be the reason you are having trouble securing finance. Often buyers of inner city flats and apartment are surprised to discover that many lenders limit the amount you can borrow to 80 per cent or less of the value of the property.
Factors such as the smaller size of the property and valuations can have a significant effect on the willingness of each lender to provide the necessary funds.
What many buyers don’t know is that there are a handful of lenders who provide greater funding options for your purchase. In some cases, you may be able to borrow close to 100 per cent of the value of the property, leaving you to cover only a small deposit and associated costs.
